Package
As your property manager,
we will provide a complete range of services. Our full service
package includes, but is not limited to the following:

 | Advertise and show the property |
 | Tenant
selections including reference and credit reports |
 | Completion of a residential tenancy agreements |
 | Collection of security deposit and first month rent |

Collection of monthly rents

 | Provide owner with monthly financial statements of

 | Inspect property once each year and more often if
vacant. |
 | Represent interests of owner at rent review boards,
small claims court. |
 | Maintain full records of transitions related to the
property. |
 | Ensure all expense are paid on behalf of owner. |
 | Attend annual General Meetings of condominium
corporation where applicable. |
Lease Management
 | Prepare / place adds for leasing of property

 | Receive leasing inquiry calls 7 days a week, 24 hours
a day |
 | Arrange for showing and show property to prospective
tenants |
 | Ensure completion of rental application form for each
interested person |
 | obtain rental application deposit from prospect

 | Perform credit bureau and employment (past/present)
check of prospect |
 | Prepare lease, arrange for signing, and renegotiate
at renewal time |
 | Inspect property at time of leasing |
 | Collect rent |
Maintenance
 | Arrange for all necessary repairs to the property

 | Recommend appropriate maintenance as a result of
inspections |
 | Provide 24 hour emergency maintenance calling service |
